What Is included in a home Inspection?
- Roof with access up to 16 ft high
- Exterior Components(vegetation, driveway, deck, fence, garage)
- Foundation wall/grading
- Electrical
- Plumbing
- Furnace/HVAC
- Insulation / Ventilation
- Interior Components( Appliances)
- Infrared thermal scan
What is not included?
- Latent, hidden defects. Think of foundation cracks covered by walls and flooring or mold behind a wall.
- Asbestos. I will tell you anything suspected to be asbestos, the only way to know is lab testing.
- Anything obstructed by walls, furniture or personal items
- Outbuildings or other structures.
- Any destructive testing or invasive activity without homeowner permission
- Testing of every single electrical circuit, a representative number is tested
- Additional warranty on any appliances or systems
- Speculation on future conditions
- Real estate buying advice
Additional Services
- Asbestos testing, lab fee included $80+GST
- High roof inspection up to 28ft $40+GST
- Garage door preventative maintenance scope $90+GST, can be added onto a home inspection for $60+GST
- Radon testing (4 day or 90 day), lab fee included $120+GST
